6. Redevelopment

Newport News is about 95 percent developed. Therefore, new growth in the City will occur through redevelopment or infill. In some cases, new uses will be developed at higher densities in places having high accessibility.  Redevelopment at higher densities will help preserve remaining open space and green fields for future generations and will take development pressures off lower density single family residential neighborhoods. Redevelopment provides the opportunity to rebuild and make better use of land that has previously been blighted or polluted. Redevelopment also provides opportunities to rebuild with newer planning concepts such as "transit oriented developments," "traditional neighborhood developments," and "new urbanism." These concepts promote well designed, mixed use communities that are people oriented and pedestrian oriented, which provide public spaces for people to gather and relax, and that reduce dependence on the automobile.
