8. Compatible Infill

Because our City is mostly developed, there is a concentrated focus on smaller, infill sites for both commercial and residential development.  These sites typically have established development patterns that surround an infill development opportunity.  The character of the community or its environs can be easily altered by development that is inconsistent or out of character with the community. It is important therefore that new infill development have a connected relationship to its surroundings.  Most residential neighborhoods and commercial areas have an established character and accepted physical form that are desirable to our citizens. To maintain this desirable form and character, new infill development must be reviewed in the context of its surrounding character.  Establishing design criteria in neighborhood conservation districts and updating the development review processes to include a focus on infill development, will ensure that new development fits in with its surroundings.

The new homes' greater setbacks on the Left are not compatible with the neighborhood character. On the Right, Architectural character and placement were considered when these new buildings were planned next to older buildings. (Popup full image)
