Redevelopment
Planning District III is approaching build-out of its vacant land. Many remaining parcels should remain green, open and undisturbed. As the City matures, new development will occur primarily through renewal. The areas where redevelopment is possible is the Newport Crossing Shopping Center for Transit Oriented Development where Denbigh Boulevard crosses the CSX. Additional redevelopment may occur along the corridor where there are outdated strip commercial centers, especially in areas between commercial nodes. Some of the redevelopment could include residential infill.
A redevelopment plan which unifies the historic and commercial value of the Denbigh-Warwick Community Center as a coherent development should be a planning priority. The plan should include strong pedestrian connections and unified design of architecture, landscaping and signage. Public access to the Stoney Run Creek behind the existing shopping centers should be a key feature of the development. This redevelopment plan should also include the input of various citizen and business interests including the Denbigh Warwick Business Association (DWBA).
