Compatible Infill
Future development on infill sites within the district should be evaluated closely to ensure a quality design and layout concentrated on compatible infill for both commercial and residential development. The district has some valuable vacant, or under utilized infill sites that would be suitable for conversion to green space, improved housing or mixed use development as recommended by the Warwick Boulevard Corridor Study (2004).
The retail area along Oriana Road has been mentioned as a future site for mixed use development. Behind Newport Crossing is the Stoney Run Sand Pit that should be used for passive recreation, open space and incorporated into a mixed use development for the site. A park in this area will be an asset to the Courthouse Green Community and Denbigh. Other small, vacant parcels along Warwick Boulevardand Old Courthouse Wayhave been purchased by the Newport News Green Foundation for conversion into signature green space.
The Warwick Boulevard Study (2004) recommends that future land development in the district be more centralized and compact, rather than sprawled and decentralized. The study discourages strip commercial activity in favor of residential infill and mixed use development that can be integrated into established neighborhoods.
