Aesthetics
Aesthetics are important to land development. The Planning District I Task Force has been diligently working on plans for the redevelopment and revitalization of the district especially Jefferson Avenue. In an effort to provide a framework for the development of projects along Jefferson Avenue, the city created an overlay district from 25th to 31st Streets. The purpose of the overlay district is to guide the development of projects so that they are well planned and designed towards a concept that promotes mixed use pedestrian oriented developments. A streetscape plan with design criteria is being developed for projects located on Jefferson Avenue. The plan will address street cross sections, sidewalks, landscaping and façade treatment of buildings in the corridor. It is the goal to create a streetscape that is aesthetically pleasing and positive for not only Planning District I, but the city as a whole. If this overlay district is successful, it could be used as a model for other areas in the district.
