Compatible Infill
Similar to other areas of the City, the character of District II can be altered by development that is inconsistent, or out of character with the community. It is important therefore that new infill development has a connected relationship to its surroundings. Most residential neighborhoods and commercial areas in the district have an established character and accepted physical form that are desirable to our citizens. To maintain this desirable form and character, new infill development must be reviewed in the context of its surrounding character. Establishing design criteria to include a focus on infill development will ensure that new development fits in with its surroundings. All proposed development in the district, e.g., residential, commercial, industrial, etc., should be carefully reviewed to ensure that its design and layout fits the form and character of its surroundings. There are many sites within the district that are underutilized or marginal from a land use perspective. It is envisioned that these small sites be utilized for open space or small neighborhood parks.
